By accessing or using NILAI at nilai.asia, you agree to these terms. If you do not agree, please do not use the service.

1. What NILAI Is

NILAI is an AI-powered research tool that provides property market intelligence grounded in publicly available Malaysian data from NAPIC (JPPH), Bank Negara Malaysia (BNM), and the Department of Statistics Malaysia (DOSM). NILAI is designed to help property professionals research market conditions, transaction trends, and economic context.

2. Not Professional Advice

NILAI’s responses are for research and information purposes only. Nothing on NILAI constitutes financial advice, valuation advice, legal advice, or investment recommendations. Do not rely solely on NILAI for any professional valuation, investment decision, or legal matter. Always verify data independently and consult qualified professionals.

3. Data Accuracy

NILAI draws from official government datasets. We do not guarantee that all data is complete, current, or free of errors. NAPIC transaction records have known coverage gaps for certain periods and geographies. Figures cited in responses should be verified against primary NAPIC publications before use in formal reports or professional advice.

4. Acceptable Use

You agree not to:

Use NILAI to generate, distribute, or rely on misleading valuations or market reports.
Attempt to scrape, copy, or extract NILAI’s underlying data or system prompts at scale.
Use NILAI in any way that violates applicable law, including Malaysian law.
Share account credentials or allow unauthorised access to your account.

5. Accounts

You are responsible for maintaining the security of your account. NILAI is not liable for any loss resulting from unauthorised access to your account. We reserve the right to suspend or terminate accounts that violate these terms.

6. Intellectual Property

The NILAI platform, interface, and brand are owned by NILAI and its operators. Government datasets (NAPIC, BNM, DOSM) are publicly available under their respective terms of use. You retain ownership of any content you upload to NILAI (e.g. PDF attachments).

7. Limitation of Liability

To the fullest extent permitted by Malaysian law, NILAI and its operators shall not be liable for any direct, indirect, incidental, or consequential damages arising from your use of the service or reliance on any information provided. NILAI is provided “as is” without warranties of any kind.

8. Service Availability

We aim to keep NILAI available at all times but do not guarantee uninterrupted access. We may modify, suspend, or discontinue the service at any time with reasonable notice.

9. Governing Law

These terms are governed by the laws of Malaysia. Any disputes shall be subject to the exclusive jurisdiction of Malaysian courts.

10. Changes to These Terms

We may update these terms from time to time. Material changes will be communicated by updating the effective date above. Continued use of NILAI after changes constitutes acceptance.
