A reasoning engine for Malaysian property

A reasoning engine for Malaysian property professionals. Ask any question about values, transactions, zoning, or market conditions and get a sourced, grounded answer in seconds.

Most property questions in Malaysia take hours to answer properly. Not because the data does not exist, but because it lives across too many sources, in too many formats, and requires specialist knowledge to read correctly. NILAI compresses that into seconds.

NILAI does not return links or summarise websites. It reasons through your question, determines what data is needed, retrieves it from verified official Malaysian sources, and delivers a synthesised answer with figures, context, and citations. Where the data is thin or absent, NILAI says so plainly rather than filling the gap with inference.

Most property tools are built on listing prices and portal data. NILAI is built on the registered record: government transaction databases, official planning classifications, and published policy data. What buyers actually paid, not what sellers are asking.

A search engine returns documents. A generic chatbot generates plausible text. NILAI does neither. It holds a structured model of the Malaysian property market, reasons across multiple official data streams simultaneously, and produces answers that a property professional can actually use: numbers with provenance, trends with context, calculations with methodology shown.

Ask a follow-up and NILAI remembers what you already established. Drill into a specific area, scheme, or time period and the reasoning adjusts without you having to re-explain the question.

NILAI is designed for the people whose work depends on getting property figures right: valuers who need to defend a number, bankers assessing collateral, investors reading a market, developers understanding supply and demand. The interface is conversational, but the output is professional-grade.

NILAI operates on one rule: never guess. Every figure traces back to a verifiable source. Every gap is disclosed, not papered over. If the data does not support a conclusion, NILAI does not draw one. This is not a limitation; it is the design. A tool that makes things up to appear confident is worse than useless in a professional context.

NILAI does not replace professional judgement. It accelerates it. A valuer, a banker, an investor: the final call is always theirs, built on training and context no model has. NILAI's role is to be the second brain in that process, surfacing the data, the comparables, and the market context fast enough that the person doing the thinking has more in front of them, not less.

NILAI is built by an independent team of Malaysian property technologists. We are not Jabatan Penilaian dan Perkhidmatan Harta (JPPH), National Property Information Centre (NAPIC), or any government body. We built NILAI because Malaysia already has the data its property market needs. It just needed an engine that could reason over it.
